How much water pressure should I have at my house?
Plumbing codes require water pressure to be atleast 35 psi and no more than 80psi. We recommend that you have a pressure regulator installed on your main water line and set it between 55 psi and 70 psi. This will give you adeqaute pressure and keep your plumbing system safe.
How can I check my water pressure?
Water pressure test gauges can be found at most hardware stores. They can be attached to outside fauces, washing machine connections, and water heater drains. We recommend performing a 24 hour test, using a gauge with a maximum indicator. That will show the highest amount of pressure on your water system. Many time the pressure is at the highest in the middle of the night.
I have one faucet in my house that doesn't get good water flow. What should I check first?
Before you call a plumber or decide you need a new faucet, you should check the faucets aerator. The aerator is the small cylinder that threads into the spout. It contains plastic discs and screens to moderate the water flow. It is common for mineral build up to clog the plastic discs and reduce or stop the water from flowing. Remove that aerator and carefully seperate the plastic discs. Remove any build up and reassemble it. Screw it back into the faucet and turn the water on to test the flow.
How long should my water heater last?
The average life expectancy of a water heater tank in Middle Tennessee is 8-11 years. Keep in mind there are always exceptions that may leak sooner or later. Most manufacturers provide a standard 6 year warranty on the tank. So, if you heater is 10 years old or older we generally recomend replacing it instead of repairing it when other parts stop working. How often should I drain my water heater?
Most manufacturers recommend draining your water heater once per year. Remeber to turn the power or gas off to the water heater beefore you drain it, and you should always consult your owners manual before servicing your water heater.
Why is the reset button on the upper thermostat tripping on my electric water heater?
The red reset button is the High Limit Switch. It turns off the power to the thermostats is the water temperature gets to hot. One of the most common causes for this is the lower heating element has grounded out. Inspection of your thermostats and elements is needed.
